TERMS OF RENTAL
Bookings (Back to top of page)
On receipt of your booking request, MagicMouse Villas will send either a Provisional Booking Confirmation email or Fax. This Provisional Booking Confirmation will provide you with the information necessary to make your payment, and confirm your booking. We will then hold your provisional booking for 7 days to allow your party to pay the due amount. Receipt of the required amount within that 7 day period will ensure that your booking is confirmed.
In the event that we do not receive your payment within 7 days, we will regrettably remove your provisional booking from our system. A booking only becomes confirmed on receipt and clearance of your deposit payment to MagicMouse Villas.

A deposit payment of 20% of the full rental sum (including pool heat and tax) is due within 10 days of sending of the Provisional Booking Confirmation email or fax, in order to confirm your booking. On receipt of your deposit payment, MagicMouse Villas will send another email or fax to confirm our receipt of your deposit. We then bank the cheque/check and wait for clearance. On clearance of the deposit payment into our account, MagicMouse Villas will send out a receipt.
Payment of the final rental, pool heat (where applicable), and taxes, is due 8 weeks prior to the arrival date, or before. On receipt, banking, and clearance of your party's final payment, MagicMouse Villas will send out an Arrival Pack, which includes:
A full receipt, arrival details, directions, maps, and key collection information.
Payments must be made by cheque/check, bankers draft, or International money order. MagicMouse Villas can accept credit card payments but will pass on the 4% handling charge that we receive.

Cancellation (Back to top of page)
In the event that your party needs to cancel the booking with MagicMouse Villas, the paid deposit is refundable (subject to the following). If your party cancels the booking up to 12 weeks prior to the arrival date, then MagicMouse Villas will refund your deposit, less 10% of the total rental cost (incl. pool heat) for administrative charges. If you cancel after that 12 week prior date, then we will regrettably retain the whole of your deposit, to offset the discount that we will need to apply in order to re-book the property.
Guests who fail to pay their final rental by the due date (which is 8 weeks prior to the arrival date) may lose their booking, and their deposit. MagicMouse Villas send out a reminder to all guests at least one week before the final payment is due. If we do not receive the payment, we endeavor to contact the guest, but if we receive no payment or communication, then we cancel the booking and retain the deposit.
MagicMouse Villas recommend that all guests take out holiday medical and cancellation cover with a reputable insurance company/agent.
Cats, Dogs & Other Pets (Back to top of page)
To safeguard the wellbeing of guests with pet allergies, we regret we are unable to accept cats, dogs or any other type of animal commonly or uncommonly considered to be a pet
Internet Fraud (Back to top of page)
Unfortunately, the amount of reported Internet Fraud makes some of our guests worry about sending payments to MagicMouse Villas. We understand this, and hope that our site provides some reassurance that we are legitimate. If you still have concerns, please call us, and we will be happy to provide further information to help convince you that the houses are at least as good as they look on our site, that we are the owners, and that we are entitled to offer the homes for rental.
We would also like to advise that MagicMouse Villa homes are each registered with the Osceola County hotels commission. The homes are inspected each year in order to receive a licence to rent the homes out to visitors to the Sunshine State. We are able to provide (on request) the licence number for each of the homes.

MagicMouse Villas accept no liability for personal loss or injury to guests whilst at the villa. Guests must ensure that they have adequate insurance cover. We particularly recommend that guests ensure that children are supervised whilst in the pool area.
There are various amenties and services, for instance the clubhouse facilities, security system, free telephoning facility etc for which guests are not charged. All have proven themselves to be extremely reliable but there may be occasions when these facilities are not available, maintenance requirements, contractual alterations, weather may influence what can be achieved. Everything possible is done to ensure all facilities are available. When advised of any problem this information is passed on to guests but when the problem is beyond our control there will not be any refund of any portion of the rental.
